Make dowsing rods. Different purity dowsing rods can see different mines, so bring many different kinds of dowsing rod with you.

Woo-Woo-Wand is the worst to find a mine, only near Boston i could find mines with it. Best is save your money and buy the worst dowsing rod, it will still better the Woo-Woo-Wand.

Without a claim, everything starts decaying and will eventually go away, yes.

Does that mean for it not to decay, it has to be in the "green" protection area?

I recently started playing and found an abandoned mine and ore smelter. I staked a claim but was only protecting the mine not the ore smelter. I logged on and started a cycle in the ore smelter, went to Boston to collect organics for compost, and came back to find the ore smelter is gone. Decay or player? Nothing else seems to be missing?
