Seems you didn't pay your claim 'upkeep'. Your claim is no longer protecting you from others and from decay. Rightclick your claim stone to check how much silver it have in it. (x/max where max is upkeep for 2 months)

You can teleport to boston with inventory from your claim/leanto(homestead) and sell stuff in stalls(white). Rightclick and select 'sell'. As for booth-its hard to find one that isn't rented and they cost a lot of silver.

Only people with key to your gate can open it. Those that doesn't have key can bash(destroy) gate to get in. That will leave summonable evidence/scent (if you have upkeep paid for your claim).
