My buddy was tresspassing now cant log out.

He went tresspassing now he cannot log out. will criminal acts keep you from logging out? also he said even tho he went tresspassing he could open a chest or pick anything up on someone elses property.

Yes I think it prevent you from logging out? Did you try the bed? If you run away far enough (2500 tiles) you can reduce it to as low as 30 mins.
They have a saying "don't have the time, don't do the crime".

he did try a bed but wouldnt let him log out. how does he know how much time he has to wait...also why couldnt he left oropen any chests while he was tresspassing?

It require a different skill, and remember that will more likely kill you if you steal.
There is a debuff and you need to run as far away from the origin of the scents as possible to reduce the timer. You won't know for sure but just... run. Run like the wind.
