Its hard to look this up as I'm not even sure if it exist or how to describe it, but are there any controls or "hotkeys" for alignment of buildings, looting(I click on everything one by one, I'm sure there's a better way cause windmills need ike 200 stones), leveling of ground(I use the enders client but I can't seem to get my leveling right, yes this is fail).

oh wow I know this guy's videos can't believe I missed the terraforming part, thanks. Also, I seem to be unable to open my friends gates, even when he has given me the keys for it, I tried right clicking, and the character moves, but the fence gates do not open, do I need to learn skills like "simple fencing" to use gates?

Simply giving you the key is not enough, he must also "attune" you to the key by him holding it then right-clicking on you.

it must be of green color for you, not orange - is that the case ?

It sounds like he just changed the key's name to yours which is not attuning the key. He must do what Slayblaze said and wait until it is 100% attuned. Also, you should read up on how keys work on the wiki http://salemwiki.info/index.php/Locksmithing. There are a number of ways to mess up with keys i.e. he could have not attuned the key he was giving you to the master key for the gate you want to open. If he was holding multiple keys in his inventory it might also have used the wrong key for creation.

Some specific hotkeys you asked for:

Building alignment:
Press Shift + Scroll the mousewheel while placing a building: rotate "cleanly"
Keep Ctrl pressed while placing: don't snap to the grid
(BDSM also has a tilify option with Ctrl+Z I heard, didn't test it out)

Adding materials to a signpost:
Press Shift + Scroll the mousewheel while over the material you want to add/remove. Will only work from the normal inventory (not the backpack's 8 spaces)

Leveling ground:
Press Ctrl + Right Click while in terraforming mode to flatten a tile to its lowest point
Ctrl + Right Click outside terraforming mode (but with dirt above your head): flatten a tile to its highest point
Ctrl + L: enter land inspection mode, which allows you to easily visualise/check the flatness of land
