It's 150s to simply buy the homestead and build the claim-stone. right click on the stone to set permissions and expand the claim which also takes silver. Then it takes some silver to maintain the stone. You can fill it up to 2 months.

Only things on a claim will leave a scent if they are destroyed. You don't 'own' anything not on a claim or in a lean to.
